From first sketches to final details, our process is shaped to bring clarity and rhythm

Sketch Design

We kick off with a site visit and creative consultation to define your vision, style, and functional needs. We'll also uncover new opportunities and potential limitations. Through collaboration and refinement, we shape the concept to align with your goals, timeline, and budget.

Design Development

Here we take the initial sketches and fill in all the glorious details, including building material selections, inside-to-outside interfaces, floor plans, layouts, indicative joinery design and spatial flow.

Development Application

Not all projects will require a development application with Council. If yours does, we will coordinate the entire process, including sourcing input from Town Planners, gathering documentation and information from consultants, preparing and submitting the application, and managing information requests and follow-ups with Council.

Build / Handover

We oversee construction with care and precision. After final review and finishing, we hand over a space that is ready to live in, complete with guidance for long term care.

Team Member 1

James Hancock

Design Director

James Hancock is the former Director of Design at IBI/HB Architects and is an architect who is a highly respected designer of high-density residential, mixed-use, and hotel projects. He has been responsible for the design of over 100 towers in Vancouver, Calgary, Toronto, Halifax, Fort McMurray, Arizona, Minnesota, California, and Nebraska, as well as China and Abu Dhabi. He has served as Chairman of the Vancouver Design Panel, advisor to the Vancouver Development Permit Board and the West Vancouver Design Panel, a guest critic at the School of Architecture at UBC, a Member of the AIBC Council, an instructor in the RAIC Syllabus Program, and coordinator for the Canadian Architectural Certification Program in British Columbia, as well as an oral examiner for interim architects seeking registration. He became a Fellow of the RAIC in 2002.

Steve Austin

Architecture & Civil Engineering

Mr. Austin has spent the last eighteen years in the land development industry. During this time, he worked with nationally recognized homebuilders, including Lennar and K. Hovnanian as well as international industrial clients, including Baker Hughes. Mr. Austin's responsibilities included site acquisition due diligence as well as overseeing entitlements and design. Most notably, he was responsible for the design of two master planned communities in Southern California each with more than 1,200 units and the design of a brownfield industrial subdivision requiring removal of part of the project from the Colorado River floodplain.

Randy Lim

Development Manager

With over 20 years of experience in Design, Real Estate, Construction, and Developments, Randy Lim has managed projects around the world including TeamRise in Seattle, Tantalo Hotel in Panama, and Koi in Vancouver. Mr. Lim's background stems from an artistic and design, which is reflected in his deep understanding of architecture.

Skilled in coordinating project activities, ensuring compliance with regulatory requirements, maintaining schedules and budgets, and facilitating communication among cross-functional teams.
